The property check that lands before your deal does.

You send the address. By tomorrow, you'll have photographed, timestamped, audit-ready proof of what's there — and what isn't.

ClearView verifies occupancy, documents condition, and delivers a standardized photo pack, walkthrough video, and PDF report in 24 hours flat. Same-day if you call before noon. You pay only after you've seen the work.

What you actually get

Proof. Not opinions. Not guesses. Not maybes.

ClearView documents what's observable at the address — occupancy, interior state, exterior condition, access, verification indicators — and hands you a standardized deliverable your underwriters, analysts, and asset managers can read the same way every time. We don't inspect. We don't editorialize. We document, QC, and deliver.

Three levels. One operating standard.

Pick the defensibility the file deserves.

Every package ships with walkthrough video, consistent file naming, and a QC-reviewed PDF. The only variable is depth of coverage.

Built for four decision-makers

Who uses ClearView, and why.

If you move real estate capital in South Florida, one of these is you. Speak in deals, workflow, compliance, or collateral — we fit.

01 · For acquisition teams

The EMD clears tomorrow. You haven't walked the property.

"We're about to wire earnest money on a property the team hasn't laid eyes on."

We'll walk it. You'll have proof before the wire.

Cash buyers, wholesalers, and acquisitions teams use ClearView for the same reason — a bad address kills a deal faster than bad terms. Before you sign, before you send, before you commit, get photographed proof of occupancy, condition, and access. 35 photos on Verify+. 75 on ConditionProof. Delivered in 24 hours. Same-day if you call before noon.

Get eyes on the address
02 · For PM teams running overflow

Your team is drowning in move-outs. We take documentation off your plate.

"Move-outs and condition updates are eating the week. My team is short."

One vendor. Weekly billing. Zero staffing headaches.

When your portfolio hits peak volume — end of month, hurricane-season turnover, back-to-back move-ins and move-outs — your people shouldn't be the ones running the camera. ClearView documents your vacancies, move-outs, and condition updates with standardized photo packs and a PDF layout your analysts can read without training.

03 · For REO & default servicing

The next audit is coming. Are your field photos ready to survive it?

"I need panel-compliant field reports that survive investor review."

DisputeShield ships to stand up, not just to ship.

Panel requirements, investor reviews, chargeback disputes — the documentation you release today has to hold up under scrutiny you can't predict tomorrow. DisputeShield ships with 150+ photos, timestamped walkthrough video, consistent file naming, and a QC-reviewed PDF built for the worst-case review. If it has to stand up, this is what stands up.

04 · For lenders & BPO brokers

Capital moves tomorrow. Your eyes on the collateral should move today.

"I'm underwriting at speed and need a trusted eye on collateral."

The last check before funding — photographed, dated, documented.

Bridge lenders, private lenders, and BPO brokers use ClearView as the last check before funding — third-party verification of what's physically at the address, in a format every underwriter can read. 24-hour turnaround. Invoice after delivery. When the deal accelerates, the documentation can't fall behind.

What operators are saying

Repeat clients. Not reviews.

"

Three addresses verified in four days. All three folders organized the same way — my analysts didn't need a training doc. One of them flagged an occupancy issue my last broker missed, and we pulled out of that deal two hours later. Paid for the quarter in one visit.

We moved our move-out documentation to ClearView and cut internal photo hours by about 80%. Weekly consolidated invoice, same PDF structure every week — my analysts trained on it in a day. Vendor consolidation done the right way.

The DisputeShield folder held through two investor reviews and a chargeback challenge. No follow-up emails, no missing angles, timestamps solid, naming consistent. Our audit prep on those files went from hours to minutes.

Frequently asked

Answers before you ask.

How fast can you actually deliver?

Standard turnaround is 24 hours from site visit completion — written into every order, not a "target." Same-Day Priority is available when requests land before 12:00 local and capacity allows. In that case, delivery typically runs 4–6 hours from site arrival. We commit the timing when you book. If we miss it, we say so.

What's actually in the deliverable folder?

Every package includes three things: a QC-reviewed PDF report, an organized photo folder with consistent file naming, and a walkthrough video. Photo minimums depend on the package — 35 (Verify+), 75 (ConditionProof), or 150+ (DisputeShield). The invoice is included in the folder.

Why do you invoice after delivery? Isn't that risky for you?

It's risky for most vendors. We built the business around it anyway. When you see the work before you pay, you're never held hostage by an invoice — and we don't have to chase payment on disputed files. Default is card-on-file, charged after deliverables release. Approved repeat accounts qualify for Net 7 terms or weekly consolidated billing on a fixed day.

Do you inspect or give opinions on what's wrong with the property?

No — and that's by design. ClearView doesn't provide engineering, roofing, HVAC, electrical, or structural opinions. We document observable conditions. You and your licensed professionals draw conclusions from the evidence. That clean separation is what keeps our deliverables defensible when they're later reviewed or disputed.

What if no one's home and we can't get interior access?

For interior-access packages, the client is responsible for legal access — lockbox, appointment, permission. If we arrive and can't get in despite documented attempts, a dispatch fee of 40% of the package price may apply. Exterior photos, occupancy indicators, and drive-by evidence can usually still be captured either way.

Can you handle recurring volume or a full portfolio?

Yes. Repeat accounts opt into weekly consolidated billing — one invoice on a fixed day covering the week's completed jobs. Property managers and asset managers with portfolio-level volume are our most common repeat profile. Give us the schedule and we'll scale into it.

What counts as "Zone D" and why is it quoted separately?

Zone D is 90+ kilometers from our Lantana base. Travel, scheduling, and complexity scale at that distance, so we quote individually instead of faking a flat rate. Zones A (0–25 km) and B (25–50 km) cover most of Palm Beach and parts of Broward. Zone C (50–90 km) covers Miami-Dade and most of St. Lucie.

Who can I share the deliverables with?

Use them internally however you need — underwriting, acquisitions, management, audit, legal holds. ClearView retains rights to reuse anonymized samples for portfolio purposes unless you request confidentiality in writing at the time of booking.
